Commercial real estate

Commercial real estate

Financing tied to a commercial property: a purchase, a refinance, or a short bridge on a property the business uses or holds. Business use only.

What it is

The property carries the request. A purchase or refinance runs on a longer schedule. A bridge is short and expects an exit: a sale, a refinance, or a lease that lands.

This is business property. It is not a home mortgage and it is not consumer credit.

Purchase vs bridge

Purchase

Buy and hold the property.

When it fits

You are buying a building the business will operate from, refinancing one you own, or you need a short window to get to a specific exit you can describe.

It does not fit payroll, inventory, or a machine. Those are working capital or equipment.

What we need to start

Property address, purchase or refinance, price or value, and the exit if it is a bridge. Rent roll and leases if the property is tenanted.

What happens next

Submit one application. We package the file and send it to lenders that buy this kind of paper. Options appear in your account when they exist. Sometimes more than one, sometimes none. You compare terms there, pick an option if you want one, and still review that lender's agreement before you sign.

FAQ

Questions about this product

Site-wide answers live on the FAQ page.

Is this a home mortgage?

No. This is commercial property for business use only.

What is a bridge?

Short-term financing with a stated exit: a sale, a refinance, or a lease that lands. If there is no exit, it is the wrong shape.

Do you need an appraisal to start?

Not to start. Property address, price or value, and the plan are enough for a first look. An appraisal may be required later.

How long does this take?

Property files take longer than cash-flow files because more parties look at them. After we review what you sent, we give an honest timeline.
